Principal benefits arising from the inclusion of care home use in a development:
- Use Class C2 (Residential Institution) – No Affordable Housing contributions, Low Parking Requirements, Low (and off-peak) Traffic Generation
- Employment – typically creating upwards of 50 full time equivalent jobs
- Community Benefit – there is a societal need for more care homes
- Specialist Protection Areas designations – care homes can be built within them
- Development Value – care homes can generate values similar to residential development, but are less susceptible to changes in the market.
Site Criteria:
- Site area – 1 acre or more
- Residential or mixed residential and commercial locations
- Good access to public transport for care home staff
- Proximity to shops preferred, but not essential
- Ability to take a two or three storey building of 2,800 m2 or more
- Within established market towns or larger settlements
- Throughout Wales, Central and Southern England
